We handle the compliance side directly. HMO licensing, fire regulations and building control are managed as part of the project rather than left with you to chase separately.

Do you work with homeowners as well as investors?+

Yes. Most of our work is for landlords and property investors, but we also carry out refurbishments for homeowners who want the same standard of project management.

Can you manage a project from purchase through to ready-to-let?+

Yes. We can run the whole thing end to end, sourcing, design, build, furnishing and through to ready-to-let or ready-to-sell, which is how most of our investor clients prefer to work.

Is there a charge for the first visit?+

No. The initial site visit and consultation are free. You get an honest read on the property and the scope before any money changes hands.

How are payments typically structured?+

A typical structure is 25% deposit, 50% at the halfway point and 25% on the final visual inspection. This is indicative and flexes with the scale of the project.

Is the work guaranteed?+

Completed works typically carry a 6-month workmanship guarantee, which can vary depending on the specific element of work involved.

Are your tradespeople employed by you?+

All trades are independent subcontractors, established businesses we have worked with over several years and bring in for the parts of a project they are best at. Specialist work is carried out by fully qualified independent tradespeople.

A full property refurbishment with us is run as a single managed programme. Trades are sequenced rather than booked ad hoc, materials are ordered against a specification agreed before work starts, and the schedule is built around your funding and your deadline. For investors who don't live locally, that means being able to hand over a property in Abingdon, Didcot or Banbury and get it back finished, rather than trying to project-manage a site from two hours away.

HMO compliance handled directly

HMO renovation and HMO conversion work carries an extra layer that general builders often push back onto the landlord. Licensing, fire regulations and building control are handled directly as part of the project here. Room layouts are planned for compliance and yield together, so you aren't paying to unpick a scheme that was never going to pass, and specification decisions are made with tenant durability in mind rather than showroom appeal.

Finished to let, list or sell

Kitchens and bathrooms are delivered within these larger renovations, where they carry the most weight for both valuation and tenant retention. Where a property is destined for the short-let market, interior design, furniture packages and full styling take it through to a photo-ready finish, offered as two package tiers at an additional cost above the base renovation. The aim in every case is the same: a property that can be tenanted, listed or sold the week we hand it back.
